Large concrete repair work, balcony doors replaced and decks protected and revitalised

THE PROBLEM

Substantial floor repairs were required due to magnesite failure and the impact of corrosion to the slab reinforcement.

Balcony doors were old and leaking, which was also contributing to the concrete deterioration in the 14 storey east facing apartment building overlooking Cronulla.

THE CONSTRAINTS

Fully occupied units meant that noise and dust control, as well as weatherproofing of each unit, were critical to the success of the project.

No internal movement of debris down or new materials up dictated the need for an external hoisting and labour access system, in a high wind area.

THE SOLUTION & METHODOLOGY

Each unit required extensive protection, and a weatherproof wall was constructed to limit the impact of dust and noise.

A mast climber access system was installed to each balcony drop to reduce the program time while allowing all debris and new materials to be brought to each unit, minimising the impact on residents.

With the access and protection in place, over 4,000 litres of concrete repair work was undertaken to the units, including the application of a self levelling screed.

The old doors were then removed and replaced with new commercial grade sliding doors. While the above works were under way, the site team also removed all the old tiles, screeds and any existing membrane to the 26 east-facing decks.

As the decks were relatively small, a liquid membrane was specified and installed. This was followed by a new screed bed, a secondary membrane, and the new tiles.

Finally, all previously painted surfaces were prepared and re-coated.
The project was completed one month ahead of program, even with the significant repair quantity.

THE RESULT

The east elevation has new protection to the concrete elements. The decks are also suitably protected and have the correct tiles installed.

The doors operate and provide protection against the high wind and water exposure.
